S IMMO opens Galvaniho 4 office building in Bratislava

• 23,700 m² of rental space, 750 parking spaces, fully let

Sparkassen Immobilien AG opened its third office project at the Galvaniho site between the Bratislava city centre and airport on 31 March 2011. The six-storey building has 23,700 m² of lettable space for offices, shops and restaurants, plus 400 parking spaces in the garage and 350 outside the building. The highest-profile tenants in the building, which is fully let out, include Bosch-Siemens, Oracle and Samsung, as well as a number of leading Slovakian IT companies. The company Lindner was the general contractor, and the project’s investment volume amounts to roughly EUR 45m.

“Galvaniho 4 is located directly next to two of Sparkassen Immobilien AG’s existing properties in Bratislava. With this new office building, we are continuing along our successful path in Slovakia, and we see it as a confirmation of our commitment to the Central European market,” said Friedrich Wachernig, member of the Managing Board at Sparkassen Immobilien AG, during the opening celebrations. He continued, “We are proud that, despite very challenging market conditions in some cases, we were able to complete our projects in 2010 with a total investment volume of around EUR 500m.”

Galvaniho 4 is located in an established office and business area, and it has excellent transport connections. The city centre is ten minutes away, and the Bratislava airport can be reached in just five minutes. The D1 motorway connects the centre with the motorways heading west and further into the country.
Another advantage of the property is its immediate vicinity to companies such as IKEA, Hypernova and Hornbach.

A work of art
Galvaniho 4’s architectural style revolves around art: Under the title “Monet’s Garden”, water lilies are used to create a recurring motif. The artist who created this work, Viliam Loviška, is from Bratislava and is known especially for his work with stone. The building also offers a number of national artists a venue to present their works with regular exhibitions and pieces on permanent display.
