A lot happened in 2022, including at S IMMO.

S IMMO has a new major shareholder.

In acknowledgement of the changes, we want to take a brief look back at what we have achieved together so far – as a team and with our tenants, partners and shareholders.

 

S IMMO focuses on office properties with high yields and strengthens its earnings power in the long term – in the interest of all its shareholders. In addition, it has gained a strong strategic partner in CPI Property Group S.A.

 

 

Our portfolio

As of 31 December 2022, S IMMO Group’s property portfolio consisted of 364 properties with a book value of EUR 3,273.8m and a gross lettable area (total lettable area excluding parking spaces) of around 1.4 million m². Most of the properties are located in capital cities within the European Union.

Based on book value, properties in Austria accounted for 14.5% of the portfolio, while properties in Germany accounted for 38.3%. 

As of 31 December 2022, the portfolio broke down by main type of use not including plots of land and based on book values to 56.5% office buildings, 12.2% retail properties, 25.2% residential properties and 6.1% hotels.

The occupancy rate of the portfolio as a whole was 92.6%. The overall rental yield was 5.8%.

Despite challenging circumstances, our operating business developed positively in the past financial year 2022. With key operating figures such as gross profit and EBITDA at record levels, we were able to achieve a clearly positive balance sheet in this extraordinary year and further increase the NAV in the interest of our shareholders.

Top-end standards ensure future viability

A sustainable increase in value is the best measure of a company’s performance and health. In addition, it makes a contribution to society. This is a responsibility that we of course are happy to take on.

  • In the financial year 2022, the target of increasing the share of certified properties in the commercial portfolio to more than 40% by 2025 was already achieved.
  • When making acquisitions, S IMMO pays attention to user quality and environmental standards. Purchases such as the BudaPart Gate and the EXPO Business Park demonstrate this with their excellent certifications.
